High-level overview of the buying process
- Getting Started. We'll sit down and identify property specifications and desired features. Consider what your short- and long-term goals are and how your home's features play into those goals. If you don't already have a trusted lender, we are happy to provide a recommendation and guidance on how best to proceed.
- The Search Begins. Our group has intimate knowledge of what's coming soon and sets up custom daily alerts for new properties. Once we've narrowed in on a few targets, home tours are an important (and exciting!) part of the buying process--you get to see your potential new home in real life.
- Making an Offer. Moving forward to make an offer is a highly personal decision. When you've found the one you'll know! Rest assured that Jeanie is an expert negotiator and will help you determine the best strategy to move forward and navigate any game-time decisions. The formal offer will include many details such as due diligence fees and dates, earnest money, property specific addenda, and a closing date.
- Contract & Loan Finalization. Once your contract is accepted, we'll put together a detailed plan. While congratulations are in order, the next steps are actually the most important. Assessing necessary property inspections will be a top priority as well as finalizing lending. We'll take point navigating you through this incredibly important time, making sure all questions and concerns are thoroughly addressed and keep the process moving seamlessly.
- Due Diligence Period. Inspections, survey, title work, appraisal are all typical at this stage, with the urgency of the diligence period usually being a key contract detail. Even if the home appears to be flawless, there’s no substitute for having a professionals review the property for quality, safety, and general condition of your potential home. Once you've received the reports, we will work together and decide which path forward makes you feel confident. Don't get overwhelmed - this is our forte!
- The Home Stretch. In the weeks before closing, we will line up the details with the closing attorney, ensure seller obligations are taken care of, and schedule a final walkthrough.
- The Closing Table. Closing funds are in hand and it's time to sign! Congratulations!
